North Austin Real Estate

North Austin is known for having more affordable housing than other Austin neighborhoods, making it an ideal area those looking for larger floorplans at a better price point. Most homes here were built between the 1960s and the 1980s.  One of the reasons why North Austin is so desirable is the mature trees and rolling hills.  Homes in this area include traditional, mid-century modern, and contemporary with some condos in the mix. The average price for a house to buy is around $350,000.

East Austin Restaurants & Entertainment

You don’t have to go to Downtown Austin to eat delicious food. North Austin has plenty of its own to offer. You’ll find eateries of all kinds providing numerous different cuisines. No matter if you’re in the mood for Asian, comfort foods, barbeque, or something else, you’re sure to find it here. It’s also reasonably diverse, with grocery stores catering to Asian and Hispanic clientele. There’s also a strip mall in the area referred to as “Chinatown.” In addition to all sorts of chain stores, you’ll also find The Domain, an upscale outdoor place for shopping, entertainment, and restaurants.

Nightlife

Nightlife might not be as intense as Central Austin, but that doesn’t mean you won’t find anything to do on any given night of the week. Some of the best bars in the city are located in North Austin, including C. Hunts Ice House, Pour House Pints and Pies, and North by Northwest. With so much to choose from, you don’t have to drive Downtown to have a great night out.

Parks

The weather in Austin is pretty incredible all year. North Austin provides you with ample parks to take full advantage of it. Some of these parks include Walnut Creek Metro Park, Gracywoods Park, and Brushy Creek Lake Park. You can hike, run, take a bike ride, explore trails, have a picnic, swim, and play, enjoying the natural beauty of Austin and the sunshine.

Shopping

Some of the main shopping attractions in North Austin include the Domain and the Arboretum. The Domain is a new, upscale outdoor shopping mall, located in the North Burnet neighborhood with over 100 stores, boutiques, restaurants, and bars. The Arboretum is another outdoor shopping mall with more than 40 shops in it.

Family Activities

Taking your kids to the park is just one family-friendly activity in North Austin. If you’re looking for things to do with your kids, you can ride the Austin steam trains, check out the Texas Museum of Science and Technology, go to the Milwood Library, or check out the Central Market in North Lamar.

Neighborhoods in North Austin

You will find there are several great neighborhoods in North Austin.  Some of the more popular areas to buy real estate are Northwest Hills, Allandale, North Shoal Creek, North Burnet, Norwood Acres, and Champions Forest.  Below we have highlighted a few of the most popular North Austin neighborhoods.

Wells Branch

Wells Branch is an established neighborhood, but it’s not very old. Many of the homes were built between 1970 and 1999, and as such, look somewhat similar. Most homes are moderately sized single-family dwellings. A majority of the homes in Wells Branch are rented, but there also plenty that is owned. The cost to buy in Wells Branch ranges from $248,000 to $371,000 while the cost to rent varies from $879 a month to $2,300.

Harris Branch

Like Wells Branch, Harris Branch is an established neighborhood, featuring older homes built in the 1980s and 1990s. Despite the homes being older, you may find that the houses have new appliances and other modern upgrades. Most people living in this neighborhood own their homes. The average cost to buy is around $300,000.

Balcones Woods

The Balcones Woods neighborhood was built in the 1970s and early 1980s. Many of the homes in this neighborhood were also made around the same time. It’s located near many major shopping centers in North Austin, including the Domain. Most homes are owned in Balcones Woods, although there are also rental properties and apartments. Homes may be a bit on the pricier side, but renting in Balcones Woods averages about $1,100 a month.
